According to your budget, needs and vision, you'll layout and design your home

DESIGN SPACE

Return to pick out the finishes, paint, flooring ect.

HOME INSPECTIONS

The builder might have their own pre-drywall inspection for you but you can also elect to have your own. There are independent home inspectors that offer 3 home inspections: Pre-Pour, Framing, and Final Inspection

PUNCH OUT LIST

Walk along with builder reviewing the punch out list. There might be some last minute items to correct. You'll come back for another walk through to verify corrections were made.

Many people mistakenly assume that by not hiring a realtor, the realtor’s commission built into the cost of their home sale can be subtracted.Subtracting the realtor commissions from home sales with unrepresented buyers would mean the values of builder’s homes would decrease. Builders are not trying to lower their own values.Realtor commissions are built into the loan whether you use a Realtor or not.

Many buyers assume the friendly builder rep is THEIR rep as well. The builder rep represents the builder; your realtor represents you. 

There’s a lot of factors that can affect the timeline. Some builders have “inventory homes” that have begun construction and can be ready as little as 30 days. The average time from application /ground breaking to the day you have your new house keys can be about 8-10 months. The builder can give you an idea of what to expect. Remember changes done up front can help the timeline go smoothly. Conversely too many changes at inconvenient times can throw off the rest of the timeline.
